    Text Susan Kuhns Deed to Sarah Sanders.

    This Indenture, Made the First day of April in the year of our Lord one thousand nine hundred and three Between Susan M. Kuhns of West Buffalo Township, Union county Pennsylvania of the first part and Sarah Sanders of the same place of the second part, Witnesseth, that the said part of the first part, for and in consideration of the sum of Sixty Dollars lawful money of the United States of America well and truly paid by the said part of the second part to the said party of the first part, at and before the ensealing and delivery of these presents, the receipt whereof is hereby acknowledged, hath granted, bargained, sold, aliened, enfeoffed, released, conveyed and confirmed, and by these presents doth grant, bargain, sell enfeoff, release, convey and confirm unto the said part of the second part, her heirs and assigns, All that certain measure of piece of land situate in West Buffalo Township, Union County, Penna. Bounded and described as follows. Beginning at a post at the south side of the Milton Road, thence by land of Jesse Shamp N 8 ½ degrees, West 28 rods to a post, thence by same and land of John Reitenbach S 82 ½ degrees E 63 rods to a post, thence by land of Daniel Bogenrieg S. 46 degrees W. 19 1/10 rods to a post, thence by same N. 40 ¾ degrees W. 7 5/10 rods to a white oak, thence by same S. 48 ½ degrees W. 20 7/10 rods to a post, by same N 48 ½ degs. W. 5 ½ rods to a post in said road, by same through said road, S. 41 degs. W. 7 rods to a post, thence by same and land of Kessler, S. 63 ¾ West 14 rods to a place of beginning containing seven acres and one half (7 ½) strict measure. Being the same premises which James W. Shamp Mar C. his wife by their Indenture dated April 18th 1895 for the consideration therein mentioned did grant and confirm to Susanna Reitenbach her heirs and assigns forever; as in and by the said in part recited Indenture, relation being had fully appears; It being the same premises which John W. Reitenbach and Susanna M. his wife by their Indenture dated May 31st. A.D. 1897, for the consideration there in mentioned, did grant and confirm to Susan M. Kuhns (party hereto) her heirs and assigns forever, as in and the part recited Indenture recorded in the office fore recording of Deeds in and for Union County in Deed Book K.K. on page 389 relation being more fully appears.
    Together with all and singular the buildings, improvements, woods, ways, rights, liberties, privileges, hereditaments and appurtenances to the same belonging, or in anywise appertaining, and the reversion and reversions, remainder and remainders, rents, issues and profits thereof, and of every part and parcel thereof: and also, all the estate, right, title, interest, property, possession, claim and demand whatsoever, both in law and equity, of the said part of the first part, of, in and to the said premises, with the appurtenances, To have and to hold the said premises, with all and singular the appurtenances, unto the said party of the second part, her heirs and assigns, to the only proper use, benefit, and behoof of the said party of the second part, her heirs and assigns forever. And the said Susan M. Kuhns, her heirs, executors, and administrators, doth by these presents, covenant, grant and agree to and with the said part of the second part, her heirs and assigns forever, that she the said Susan M. Kuhns her heirs, all and singular the hereditaments and premises hereinabove described and granted or mentioned and intended so to be, with the appurtenances, unto the said part of the second part, her heirs and assigns, against her the said part of the first part heirs, and against all and every other person of persons whomsoever lawfully claiming or to claim the same or any part thereof, shall and will warrant and forever defend. In Witness Whereof, the said part of the first part to these presents hath hereunto set her hand and seal. Dated the day and year first above written.

    Received the day of the date of the above Indenture of the above named Sarah Sanders the sum of Sixty Dollars the within mentioned purchase money in full.

    State of Pennsylvania, county of Union, ss. On the First day of April Anno Domini 1903, before me, one of the Justices of the Peace in and for the County of Union personally appeared the above named Susan M. Kuhns and in due form of law acknowledged the above Indenture to be her act and deed, and desired the same might be recorded as such. And the said being of full age, and separate from said husband by me thereon privately examined, and the full contents of the above Deed being by me first made known unto did thereupon declare and say that did voluntarily, and of own free will and accord, sign, seal, and as act and deed deliver the above written Indenture, Deed, of Conveyance without any coercion or compulsion said husband. Witness my hand and official seal the day and year aforesaid.
